## What this service is — and when you need it.

What it is

Diagnostic remedial work on existing fire doorsets — intumescent and cold-smoke seals, hinges, closers, latches, lock cases, glazing packs, lippings and threshold details — carried out to the doorset's certification schedule where identifiable.

Who it's for

Housing associations, local authorities, managing agents, healthcare estates and duty holders working through FRA action lists or annual/quarterly fire door inspection reports.

When it's needed

After a fire door survey or FRA flags defects, as part of a planned maintenance programme, following vandalism or damage, or when new tenants report doors that don't close on their own.

Why a specialist matters

Most fire doors flagged by an FRA are repairable. Replacing a whole doorset when the defect is a torn seal, missing closer or worn hinge wastes budget and disruption — and if the replacement is fitted by a non-specialist, you inherit the same problems back inside 12 months.

### Seals, gaps and closers — the top three failure points

Intumescent and cold-smoke seals fail through damage, painting-over, or fitting of the wrong profile. Perimeter gaps drift out of tolerance as buildings move, or after the closer is over-tightened. Self-closing action fails when closers are removed, wedged open, or replaced with the wrong force rating for the leaf weight. All three are repairable in place when the doorset itself is sound.

### Hinges, latches and lock cases

Hinges must match the certified schedule for count, size and CE grade. Latches and lock cases have to be on the fire test evidence for the doorset — a like-for-like replacement from a merchant may not qualify. We replace to the certified schedule where identifiable, and to a matched equivalent supported by third-party test evidence otherwise.

### Glazing packs and vision panels

Fire-rated glazing systems are a complete assembly — glass, intumescent glazing seal, beads and fixings. Over-painted or cracked systems are repaired with matched components, not part-swapped.

### Lippings, edge damage and forced-entry repair

Impact damage, forced-entry repair and worn lippings can often be reinstated within certification limits. We assess against the manufacturer's schedule — if the damage exceeds what the certification allows, we recommend replacement rather than dressing over the problem.

### What we do not offer

We do not offer a product warranty on the repaired doorset. The manufacturer's certification governs the doorset; our commitment is to carry out remedial work to that certified schedule and hand over the evidence.
