FD30, FD60 and FD90 timber doorsets
FD30 is the standard specification for residential flat entrance and communal doors. FD60 is used where the fire strategy requires 60 minutes of integrity — commonly on protected corridors serving multiple flats, plant rooms, and higher-risk boundary walls. FD90 is specified in specific high-consequence locations, typically to protected shafts or where the fire strategy calls for extended integrity. We install to the certified schedule for each rating — hinge count, closer force, seal specification and glazing detail all vary.
Ironmongery, seals and glazing
Every hinge, lock case, latch, closer, intumescent seal, cold-smoke brush and vision panel glazing pack is fitted to the manufacturer's certified schedule. Substituting a closer to a different force rating, or swapping to a hinge that isn't on the schedule, invalidates the certification even if the visible fit is identical.
Residential vs commercial applications
Residential communal doorsets — flat entrance doors, riser cupboards, protected corridor doors — are typically FD30S self-closing. Commercial fit-outs often add FD60 to plant and server rooms, and specify heavier-duty closers to CE Grade 4. Healthcare and NHS estates frequently require anti-ligature ironmongery and specific finger-guard details, which we specify through the manufacturer to keep the doorset within its certification.
Coordination with compartmentation and fire stopping
A certified door in an uncertified opening is not a certified doorset. We coordinate frame fixings, perimeter gap sealing, and any adjacent linear-gap or head-of-wall works so the compartment line is continuous from door edge to slab.

A straightforward like-for-like FD30S flat entrance replacement is typically a same-day install. Frame replacement, structural opening adjustments or higher-rated doorsets take longer. We programme by door count and access windows on multi-door jobs.
Do you offer a guarantee on the fire door?+
We do not offer an additional product warranty on the doorset itself — the manufacturer's certification is the assurance. What we do provide is a full handover pack proving the doorset was installed strictly to the certification schedule, which is what the FRA process actually asks for.
How long should a certified fire door last?+
Physically, a well-specified certified doorset in normal residential use should perform for its design life provided seals, closers and ironmongery are maintained. Most FRA-driven failures are maintenance issues — seals damaged, closers removed, gaps out of tolerance — not the doorset itself.
Do you install in occupied buildings?+
Yes. Most of the work is in occupied housing, healthcare and commercial premises. We phase installs to minimise disruption and maintain compartmentation during the switch-over — never leaving an opening unprotected overnight.
Can you install out of hours?+
Yes, where the building requires it — communal areas in occupied housing, hospital corridors, retail units. Out-of-hours working is priced separately in the quotation.
