Fire Door Maintenance & RepairsCompliance Restored Without Needless ReplacementLondon, Kent, Sussex & Surrey
Bring existing fire doors back into a compliant condition — replacing seals, closers, hinges and glazing systems to the certified schedule — instead of replacing the whole doorset when it isn't warranted. Delivered by a BM TRADA third-party certified specialist with documented remedials against every door reference.
5 years' passive fire experience. Every remedial logged door-by-door with photo evidence.
What this service is — and when you need it.
Diagnostic remedial work on existing fire doorsets — intumescent and cold-smoke seals, hinges, closers, latches, lock cases, glazing packs, lippings and threshold details — carried out to the doorset's certification schedule where identifiable.
Housing associations, local authorities, managing agents, healthcare estates and duty holders working through FRA action lists or annual/quarterly fire door inspection reports.
After a fire door survey or FRA flags defects, as part of a planned maintenance programme, following vandalism or damage, or when new tenants report doors that don't close on their own.
Most fire doors flagged by an FRA are repairable. Replacing a whole doorset when the defect is a torn seal, missing closer or worn hinge wastes budget and disruption — and if the replacement is fitted by a non-specialist, you inherit the same problems back inside 12 months.
The consequence of leaving it.
- A door that fails to self-close, or has damaged seals, does not perform in a fire. Smoke passes through the door edge in seconds.
- Unresolved FRA actions accumulate. Enforcement action, insurer intervention and — for HRBs — mandatory reporting to the Building Safety Regulator follow.
- Leaseholders and tenants lose trust in the building's safety regime, driving complaints and escalations that consume management time.
What we see go wrong.
- Sending a general handyperson to 'adjust the closer' — non-schedule adjustment invalidates certification.
- Replacing hinges or closers with visually similar but uncertified ironmongery.
- Fitting intumescent strip from a merchant without checking it matches the door's certified specification (some are decorative smoke seals only).
- Closing out FRA actions without photo evidence tied to a door reference — the assessor can't sign it off at re-inspection.
A step-by-step system, from survey to handover.
-
Step 1Door-by-door inspection
Each door on the schedule inspected against certified fire door criteria — gaps, seals, closer, hinges, glazing, lippings, ironmongery.
-
Step 2Diagnosis and prioritisation
Defects classified as remedial (repair on the same visit), programmed (return with parts) or replace-only (beyond economic repair).
-
Step 3Remedial works to schedule
Repairs carried out using certified components matched to the doorset's certification where identifiable.
-
Step 4Post-repair testing
Gaps re-checked, seals verified, self-closing action tested through full swing, latch engagement confirmed.
-
Step 5Documented handover
Photo record and remedial description logged against each door reference for the FRA action list and safety file.
Specific outcomes, not vague promises.
Repair-first assessment keeps budget on the doors that genuinely need replacing.
Each action referenced back to a door and photographed on completion.
Seals, hinges, closers and ironmongery matched to the doorset's certified schedule.
Single specialist team completes multi-door blocks in one mobilisation instead of trickling one-off callouts.
Small fire stopping or perimeter sealing issues found around the frame are handled on the same visit where possible.
The FRA lead and duty holder get a document set that survives handover and enforcement scrutiny.
Materials, methods and where each applies.
The technical detail behind how fire door maintenance & repairs is scoped, specified and installed to certified detail.
Seals, gaps and closers — the top three failure points
Intumescent and cold-smoke seals fail through damage, painting-over, or fitting of the wrong profile. Perimeter gaps drift out of tolerance as buildings move, or after the closer is over-tightened. Self-closing action fails when closers are removed, wedged open, or replaced with the wrong force rating for the leaf weight. All three are repairable in place when the doorset itself is sound.
Hinges, latches and lock cases
Hinges must match the certified schedule for count, size and CE grade. Latches and lock cases have to be on the fire test evidence for the doorset — a like-for-like replacement from a merchant may not qualify. We replace to the certified schedule where identifiable, and to a matched equivalent supported by third-party test evidence otherwise.
Glazing packs and vision panels
Fire-rated glazing systems are a complete assembly — glass, intumescent glazing seal, beads and fixings. Over-painted or cracked systems are repaired with matched components, not part-swapped.
Lippings, edge damage and forced-entry repair
Impact damage, forced-entry repair and worn lippings can often be reinstated within certification limits. We assess against the manufacturer's schedule — if the damage exceeds what the certification allows, we recommend replacement rather than dressing over the problem.
What we do not offer
We do not offer a product warranty on the repaired doorset. The manufacturer's certification governs the doorset; our commitment is to carry out remedial work to that certified schedule and hand over the evidence.
Straight answers on cost, timing and process.
How much does fire door maintenance cost?+
Priced by defect and door count. A block of flats with a hundred flat entrance doors is priced per door on a remedial schedule; one-off repairs on a small commercial premises are quoted per visit.
How long does a typical repair take?+
Most defects — seal replacement, closer replacement, hinge replacement — are same-visit fixes. Ironmongery on longer lead-time takes a return visit.
Do you guarantee the repairs?+
We do not offer an additional warranty on repaired doorsets. What you get is documented evidence that each remedial was carried out to the certified schedule — which is what the FRA re-inspection needs.
How often should fire doors be inspected?+
For high-rise residential buildings the statutory duty is quarterly checks on communal fire doors and annual checks on flat entrance fire doors. Other building types follow the fire risk assessor's recommended frequency.
Can you carry out repairs on occupied residential blocks?+
Yes — the majority of the maintenance work is in occupied buildings. We phase the works so no opening is left unprotected.
Do you attend emergencies or forced-entry repairs?+
Yes, where scheduling allows, and typically as part of an existing maintenance relationship. Emergency response is priced separately.
Can you close out an FRA action list on our behalf?+
Yes. Send the FRA and we return a programme, priced, with each action referenced to a door.
Do you work with managing agents and housing associations?+
Yes — most of the maintenance workload is with duty holders, housing associations and managing agents across London and the South East.
Which areas do you cover?+
London, Kent, Sussex, Surrey and surrounding boroughs including Croydon, Sutton, Bromley, Sevenoaks and Crawley.
